Location was excellent, walking distance to port, old town and all shops/restaurants. This hotel is also directly at the sea front (no road between the room balconies and the sea) which is a superior advantage compared to most hotels on that same street. The hotel has a private decked area with a platform that allows direct access to the sea. Loungers and towels are provided. There is also a long pebbly beach right beside the hotel and a nice long promenade for walks We were offered a free upgrade which was much appreciated. We were allowed a 2pm checkout as our flight was a late one, very happy with this as well. Our room was on the first floor and the view was nice but I suspect the view would be much nicer from the second or third floors. You also have to be mindful that there is activity/noise at the seafront restaurant which is in close proximity to the first floor balconies (this is mostly relevant if you are trying to put a little one to sleep) however there are electricity powered shutters that are very effective in isolating the room from light/noise. The breakfast was of good quality with a wide selection of delicacies including local cheese, prickly pear jam, halva, mosaico dessert. This was a very nice touch. You can have your breakfast at the sea front on a dedicated deck. A very enjoyable experience. The staff at the breakfast room were all very polite and helpful. Small hiccup is that cappuccinos are not included in your breakfast package and you have to pay them separately, this is not a deal breaker but I thought I should mention. Overall, I think this is an excellent option for Kos town, excellent value for your money and I would definitely return.

The view from the rooms is so good that by itself the hotel is worth it. It's just such an unassumingly stunning view. Fully facing the sea, you can see Turkey, you can see the boats come and go...it's perfect. Not sure if all rooms have a view like the one I had, but if so, it's a 10/10 view. Add to it a very kind staff - especially the night manager, who helped me when the room next door sounded absolutely haunted. He entertained my weird story about hearing strangled elephant noises from the other room, even came upstairs with me and explained that it might just be a Greek elderly because his uncle sounded the same. He tried to find me a different room since they had some space, helped me move, and reshuffled a couple of bookings so I wouldn't have to move again. I'm sure it wasn't a great deal of work (super low season, many free rooms), but these little things really set a "normal" hotel stay from a great one. The breakfast selection was also very good, the facilities are fine, clean, and comfortable. No complaints and would recommend.

My husband and I stayed here for 2 weeks. All rooms have balconies looking onto the Aegean Sea. Such a view to wake up to every morning or even in the evenings to sit and relax. Rooms were big and spacious. Big beds which were nice and comfortable and good pillows. Bathroom was a good size too. Room was kept cleaned every day. Breakfast was included. There was a big breakfast buffet so a lot of choice to choose from. Staff were nice and friendly throughout the hotel. The location is brilliant. Probably around 10 minutes walk to Kos Marina where you will find bars and restaurants. There is also lots of restaurants beside hotel if you don't feel like walking much. When we checked out of hotel the receptionist gave us a little present which I thought was so nice. Definitely recommend Kos Aktis Art Hotel to stay in and will stay again when I visit Kos.

A special shout-out to Denise at the reception – her welcoming spirit set the tone for our wonderful stay. The manager, Thalia, went above and beyond for us, securing a table at a particularly sought-after restaurant in town. This level of personal attention truly made our vacation special. Additionally, the waitstaff were consistently attentive and friendly, with Linsi standing out for her delightful service. We felt genuinely taken care of during our stay.
